If you own a residence in South Florida and spend part of the year elsewhere, you have probably been offered “home watch.” The term describes a familiar arrangement: someone checks on the house while you are away.
Property oversight begins from a different question. Not did someone look in? but can you show what they found?
A visit is an event. A record is evidence. A home watch visit may be careful or cursory; afterwards, there is often little to show which. Property oversight is built around the record: a published protocol followed in the same order at every visit, reports that are timestamped and photographed, and temperature and humidity trended over months. The value accumulates. After a year, you hold a continuous, dated history of your residence.
Independence matters. Many firms in this field are run alongside a real estate, insurance or contracting business. That is not wrong, but it means the person recommending a repair, a vendor or a policy may benefit from the recommendation. Independent property oversight means no commissions, no referral fees and no margin on anything we recommend.
Scope is stated, not implied. Property oversight firms say plainly what they do not do: repair, inspect under licence, adjust claims or manage rentals. When licensed work is needed, a licensed professional does it, and the oversight firm supervises and documents it.
