Professional Standards

Most firms ask to be trusted. We would rather be checked. Everything below is part of every engagement, in writing.

The Protocol

Every residence is inspected on our published protocol of sixty points, in the same order, at every visit. It covers water intrusion and plumbing, air conditioning and air handling, temperature and humidity, electrical, appliances, refrigeration, pool and outdoor systems, doors, windows and the building envelope, pest indicators, and storm readiness.

We publish it in full because a standard that cannot be read cannot be held to.

The Record

Every visit produces a report that is timestamped, geotagged and photographed, delivered within twelve hours.

Temperature and humidity are logged at every visit and trended over months. In South Florida, a residence rarely fails suddenly. It drifts, and the record shows the drift before the damage.

Over time, the reports become something more valuable than any single visit: a continuous, dated history of the residence, held by an independent party.

Keys, codes and access

Keys are held in secure, logged storage. Alarm codes and access credentials are held in encrypted credential management — never in a spreadsheet, a text message or an email.

Every person who enters a residence in our care is recorded: who they were, who authorised them, when they arrived and left, and why they were there.

Independence

We hold no real estate licence, sell no insurance, and take no margin, commission or referral fee from any contractor, vendor, agent or insurer. When we recommend someone, it is because they are right for the work.

Discretion

No company signage on vehicles at client properties. No client addresses, exteriors or interiors in our marketing or on social media, ever. No client names without written consent. Mutual non-disclosure agreements as standard.

Accountability

General liability insurance. Care, custody and control coverage. Fidelity bond. Background screening for every person who will ever hold a key.

Certificates are available on request, before any engagement begins.

Escalation

Anything abnormal is reported by telephone, not left for the written report. Every engagement includes a written escalation protocol naming who may authorise work, and the spending limit up to which we may act in an emergency. We never exceed it.

Scope

Knowing where our work stops is part of what makes it reliable. We are not contractors, licensed home inspectors, insurance adjusters, security providers, mechanics or licensed property managers. We observe, document, coordinate and report. Licensed work is carried out by licensed professionals, under our supervision.
