For owners who divide the year between residences. You spend part of the year in Boca Raton or Highland Beach and the rest in Greenwich, Manhattan, Chicago, Toronto or abroad. The residence here stays closed through the hottest, wettest months of the year, and you manage it by text message from a thousand miles away.

What goes wrong

Rarely a break-in. Almost always time. Humidity climbs when an air handler falters. A supply line weeps. Pool chemistry drifts. A vendor invoices for work no one can confirm was done. None of it is dramatic until it is expensive.

What we do

We inspect your residence on our published protocol: water intrusion, plumbing, air conditioning, temperature and humidity, electrical, appliances, pool equipment, doors, windows, envelope and storm readiness. The same points, in the same order, at every visit.

Within twelve hours of each visit you receive a timestamped, photographed report. Anything abnormal earns a telephone call, not a line buried in a report.

Both begin with a baseline record of the residence: a full photographic survey, systems map, shut-off locations, appliance register and vendor roster. That document is yours whether or not you stay with us.

What we do not do

We do not repair, install or contract. We do not perform licensed home inspections or adjust insurance claims. When licensed work is needed, a licensed professional performs it and we supervise and document it.

A private walkthrough

Lee will walk your residence with you for about forty-five minutes, look at your systems, settings and shut-offs, and tell you plainly what he sees. No charge, no obligation.
